Buying a home, cabin or plot
Emotional, but rational.
Buying a home is often the biggest financial decision we make. A property transaction must be safe — and we believe thoroughness, expertise, ethics and respect for the law are a competitive advantage.

Seven things to know before you bid.

- 1Set a budgetDecide in advance how much you want to and can spend. It is a good idea to view homes priced a little below your budget.
- 2ViewingGet proof of financing before the viewing. As a buyer you have a duty to inspect — take your time, and read the prospectus, survey and seller's declaration carefully.
- 3Get it in writingIf you learn of anything not stated in the prospectus, ask for written confirmation. An email repeating what was said at the viewing works well.
- 4BiddingYou are bound by your bid until it is rejected or expires — so never place several bids at once. If you are unsure about something, you can make your bid conditional.
- 5Acceptance and contractOnce the seller accepts, a binding agreement exists. Read the contract before the signing meeting and make sure what you agreed is actually in it.
- 6HandoverWalk through the home again once the furniture is out. Note any faults in the handover protocol — that is where they must be recorded.
- 7ComplaintsIf you discover faults later, complain as soon as possible — the deadline is 'within a reasonable time'. We recommend taking out home buyer's insurance.
